The following is a step-by-step guide that outlines how to rent out your property with Hunter Ashley Lettings.

Tenant Guide

Step 1
Get In Touch

The team at Hunter Ashley have many years’ experience of matching tenants with the perfect property for their needs and we’re waiting to help you find your ideal home. The first step is to contact us and let us know what you’re looking for and your ‘must haves’. You can call us on 01753 316000, email us to: lettings@hunterashley.co.uk or complete the form on our Tenant Registration page.

Step 2
Exploring Your Options…

How long are you looking to rent for? If it’s for just for a few weeks or months, then a Short Let could be perfect. Ideal if you’re renovating your house or need somewhere to stay between moving homes. Short lets are usually inclusive of all utility bills and come fully furnished so are perfect if you’re new to renting and want to check it out before making a longer commitment.

Step 3
Peace Of Mind

The most popular lettings choice for both landlords and tenants is a Managed Property. When you rent a managed property you get the benefit of having a dedicated property manager to look after things like gas and electrical safety checks, regular property checks to make sure everything, including furnishings, is safe and up to standard, arranging repairs and replacements as necessary and even a 24 hour helpline for emergencies.

Step 4
Finding The Right Property

There are hundreds of properties listed each week. Our team will search for the ones that meet your needs, saving you the time of wading through endless unsuitable listings. When we spot a property that looks like a match for you, we’ll let you know instantly via email and text, so you’ll be the first to know! Give us a quick call us to discuss your requirements on 01753 316 000 or drop us an email at Lettings@hunterashley.co.uk

Step 5
Viewing Your Potential New Home

When you spot a property that looks right for you, we’ll arrange a viewing for you. We offer viewings seven days a week including evenings. As well seeing the property, you’ll be able to ask us questions and we’ll be happy to offer advice to help you choose exactly the right home for you.

Step 6
Making An Offer

When you find the right property, we’ll discuss your offer with you before putting it forward to the landlord and negotiating on your behalf. As part of this, we’ll also discuss any special conditions you want to add with the landlord. We’ll let you know the landlord’s decision and handle any additional negotiations needed to secure your chosen property.

Step 7
Paperwork

Once you’re offer has been accepted we’ll take care of all the relevant ‘Right to Rent’ checks, including ID checks and references as well as arranging your Tenancy Agreement. We’ll be able to answer any questions and help you prepare for moving day. When all the checks are complete we’ll collect your moving in payment.

Step 8
Moving Day!…

Once all the paperwork has been signed and the funds transferred you’ll receive the keys to your new home. If you’ve chosen a fully managed rental, we’ll introduce you to your dedicated Property Manager before congratulating you and leaving you to enjoy moving in and celebrating!
