One of the most common concerns faced by landlords is whether your tenants will stop paying rent, leaving you vulnerable and without the expected income. This is why we have created the standalone 'rent collection' package so we are able to help are customers throughout, Slough, High Wycombe, London and the South of England.

The most common issue faced by landlords is the lack of correct paperwork so we ensure that everything from the tenancy to the certificates and deposits are done correctly to protect you from dispute and ensure you continue receiving your rent. So, even if you want to be a more involved and present landlord, we can take care of the rent collection side for you.

Helping Landlords To Secure Tenants

We understand that some landlords wish to manage their own property and with a great landlord, this can work very well. However the initial steps to finding a tenant and ensuring the correct procedures are followed can sometimes be confusing, and that is where our let only package comes in.

Most agencies charge one months rent upfront, but with us we charge a flat rate of £299, including viewings, contact us today and agent in your area can visit your property and provide you with a detailed information. It includes:

  • Visiting your property, logging details and taking photographs
  • Creation of an online account to store your documentation (accessible at any time)
  • Advertising your property on major property portals and on our website.
  • Fully vetting tenant(s)
  • Tenancy Agreement
  • Deposit Scheme registration
  • Gas Safety Certificate as required (additional charge)
  • Rent collection in advance, with invoice and rental statement
  • Carrying out an inventory and schedule of condition at the property (upon tenant check-in)
  • Setup of Standing Order with the tenant(s)
  • Admin Charge: £150.00
  • Tenant References: £40 Per Person

This package allows you to have full control over your property, including the arrangement of regular inspections and any maintenance work that is required. Should it be required, you will liaise directly with the tenant. (Please note: It is essential that the tenant grants you permission to enter the rented property. If you require a standard letter for this purpose, we can provide one at no additional cost).

There are no fees payable in advance, instead payment will be deducted from the first month’s rent. The remaining balance is sent to the Landlord with a rental statement and invoice. All future rents are sent directly from the tenant to the Landlord by standing order.
