As a tenant, if you make an offer which is accepted by the Landlord then there will be some additional tenants fees to pay in order to secure your offer. The applicable tenants fees are as follows:
TENANT FEES SCHEDULE. Hunter Ashley Sales and Lettings believe in complete transparency in relation to our tenancy fees and detailed below are the fees you will incur in addition to the monthly rent for New Assured Shorthold Tenancies (AST’s) signed on or after 1st June 2019:
Holding Deposit (Per Tenancy): One week’s rent. This is to reserve the property.

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent.
Please Note: This will not be levied until the rent is more than 14 days in arrears. Lost Key: Tenants are liable to the actual of cost replacing any lost key(s) or other security devices. If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour for the time taken replacing key(s) or other security devices. Variation of Contract (Tenants Request): £50.00 per agreed variation. To cover the costs associated with taking the landlord’s instructions as well as the preparation and execution of new legal documents. Change of Sharer (Tenants Request): £50.00 per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution. - Referencing form to be filled in to carry out credit check
- Landlord/Agent reference
- The last 3 months of bank statements
- Accountants letter for self employed
Additional fees which may become payable to some applicants
- In order to pass the credit score you will need to be able to demonstrate an annual household income of at least two and a half times the annual rent.
