How Do I Find a Property to Rent?
Contact Hunter Ashley Lettings with your list of criteria. This should include the type of property you want to rent, the area or areas in which you would like to rent, how long you would like your tenancy agreement to be for, and how much you can afford each month.
How Do I Arrange Property Viewings?
Once you have selected a shortlist from our huge portfolio of properties that match your criteria, we will arrange viewings with the landlord. Just let us know what day/time would work for you, and we’ll do the rest.
I’ve Found the Property I Want to Rent. What’s Next?
To rent a property in the UK, you need to make a formal offer, which we will submit to the landlord on your behalf. At this stage, we will need to confirm your identity, your credit history, your employment status, your immigration status (if applicable), previous references, and your guarantors if required to ensure you meet all the necessary obligations as a tenant. Once approved, we’ll draw up your tenancy agreement with your moving in date, number of occupants etc. and register your deposit in accordance with the Tenant Deposit Protection Scheme (DPS).
What is Included in the Tenancy Agreement?
The tenancy agreement sets out the legal terms, conditions, rights and responsibilities of the tenant and the landlord. A legally binding document, it ensures that you can live in the property for the duration of the contract, providing you pay the rent amount stipulated and follow the rules.
What is the Tenant Deposit Protection Scheme (DPS)?
The Tenant Deposit Protection Scheme is a government approved scheme where your deposit is held by a third party for the duration of the tenancy, to protect by the rights of the tenant and the landlord. It is a legal requirement that your rental deposit be placed into one of 3 tenancy deposit schemes within 30-days from the date you pay your deposit.
When Do I Get the Keys & Move In?
Once your documents have been approved, the tenancy agreement has been signed by both parties, and the deposit has been paid, you will receive the keys and can move in on the date specified in your tenancy agreement. This procedure shouldn’t take longer than 7-days from start to finish.
On moving day, we will verify the condition of the property, and go through the inventory list with you to ensure everything is listed as it should be, and that any damage or repairs are notified to the landlord immediately.
What Happens if Repairs Are Required Once I’ve Moved In?
You should notify us immediately. We will liaise with the landlord and organise the necessary repairs with a trusted company. Under the terms of your rental agreement, you may be responsible for repair costs if you caused the damage.
Whose Responsibility is it to Ensure All Appliances are Safe?
The landlords. All properties let by Hunter Ashley Lettings meet the latest health and safety requirements and legislations.
How Do I Extend My Rental Agreement?
If you would like to stay in your rented property for longer than the initial fixed term agreed, contact us at least 2 months prior to the end of your tenancy agreement so that we can negotiate a possible extension with the landlord and agree the rental price and conditions.
What Happens if I want to Move Out?
The notice period will be outlined in your tenancy agreement. You should advise Hunter Ashley Lettings immediately if you intend to move out, so that we can advise you on the timescales and procedures that are in place.
When Will I Get My Deposit Back?
At the end of your tenancy, we will conduct the check-out by examining the inventory and verifying the condition of the property. The results of this check-out service will be supplied to both you and the landlord. Under the Tenancy Deposit Protection Scheme, you deposit must be returned within 10 days of both parties agreeing how much will be paid back (less any deductions for repairs, utilities etc.)
What Are Hunter Ashley Lettings Administration Fees?
We are required by law to disclose all charges and the information given below is provided to ensure you are fully informed of any fees and costs involved in renting a property through Hunter Ashley Lettings. The fees cover work that will vary according to the circumstances of the tenancy and will include, amongst other things conducting viewings, providing expert local knowledge of the area, including schools and transport links, negotiating the tenancy, verifying and checking references, drawing up and negotiating the terms of the Tenancy Agreement.
