We know not all our landlords are the same so we don’t try to shoehorn them into the same lettings package; we offer a range so that you can choose the one that best meets your needs.  The only thing our Landlord’s Rental Packages have in common is that you get fantastic service whichever level you choose and our No-Let-No-Fee’ terms mean you only pay when we get you results.

Level One:

Perfect for Landlords with a small portfolio and time to look after it (or those who just love being hands-on!).  Our Level One package focusses on finding you the perfect tenant; one that will genuinely love and look after your home, and be a hassle-free tenant.  Here’s how it works:

We market your property widely including on all the multi agent platforms such as Zoopla and Right Move as well as on our own site and face to face.  We accompany prospective tenants to view your property, chatting to them all the time to find out more about them and whether they are a match for you and your property.  If that goes well we begin a vigorous vetting process to confirm all necessary right to rent checks along with taking up references with former landlords, current eimployers and credit agencies as well as the all important element of securing details of a full-time, working guarantor.

Only when we’re confident we’ve found a perfect match for you and your property do we create a tenancy agreement. So if you’re looking for the peace of mind that comes with knowing you’ve got a great tenant moving in then our Level One Package is the one for you and costs just from £99,-

Level Two:

For those with a larger investment portfolio or who simply want a managed service; look no further than our Level Two package.  You’ll get all the benefits of Level One included in the package fees but we’ll also look after your property and tenants so you don’t have to.  Here’s how it works:

We’ll carry out and open inventory taking over 100 photos so we have a clear record of your property, its’ condition and any furnishings.  Once we’ve secured your new tenants and they’ve taken up occupancy we’ll take care of quarterly inspections to make sure all is well and that your property is being well looked after (again taking photos to evidence any changes) as well as conducting a closing inventory at the end of the tenancy.

If there are any maintenance issues (let’s face it, things can go wrong in even the most cared for homes), we will provide quotes from qualified contractors and oversee any work authorised by you.

We’ll take care of all administration needs including rent collection, liaising with the Tenancy Deposit Scheme as necessary and, should the need arise, preparing and serving any legal notices required.  

So if you want a managed service and the peace of mind that comes with knowing your property and tenants are being well cared for our Level Two package is the one for you and starting from £39.00 P?M of rent collected you’ll be able to relax.

Level Three:

As you’d expect this includes all the benefits of Levels One and Two but comes with a rent guarantee for your ultimate peace of mind.  In essence, if for any reason your tenant can’t pay their rent one month, we’ll cover it so you’re never out of pocket.

What’s more you’ll get the dedicated support of a Personal Lettings Manager and additional legal cover of up to £5000.00.  So, if you’re a landlord that wants to focus on building their investment portfolio without any management hassle or income concerns; our Level Three Rental Package is the one for you!  We believe that at just £7% of the monthly rental value, this package offers unrivalled value and security.

Rent to Rent

We also offer a brand new package for ultimate simplicity and a guaranteed rental income regardless of occupancy.  Our Rent to Rent agreements last for a minimum of two years and provide predictable income month in, month out; perfect if you have a property to let but want a simple solution.
